Independent Roof Surveyor in Berkshire
What independent inspection means, how it differs from a contractor assessment, and why some clients prefer a surveyor who does not sell repairs.
The difference between inspection and a repair quotation
There are two common ways a roof gets looked at. The first is an inspection: someone assesses the roof and reports its condition. The second is a repair quotation: someone assesses the roof with a view to offering to fix it. Both are legitimate, but they serve different purposes and carry different incentives.
An independent roof surveyor provides the first only. We inspect and report. We do not undertake repairs, we do not quote for them, and we receive nothing from those who do. The only thing we provide is an honest, evidence-based assessment.
A potential conflict of interest, explained fairly
Roofing contractors are often highly skilled, and most act honestly. The concern with combining inspection and repair is not dishonesty — it is structure. When the same party both describes a problem and can benefit from being asked to fix it, a potential conflict of interest exists, even if it is never acted on.
Some clients are comfortable with that arrangement. Others prefer to separate the assessment from the repair entirely, so that the person describing the problem has no stake in the work that follows. That separation is what an independent surveyor provides.
Why some clients prefer an independent survey
Before a property purchase
A buyer wants an unbiased view of roof condition, not one linked to a repair sale. See our pre-purchase roof survey.
When large works have been recommended
A contractor has proposed substantial work, and the owner wants a separate assessment of whether the scope and urgency are appropriate.
For a second opinion
Conflicting quotes from different contractors leave the owner unsure which is right. An independent report establishes the underlying facts.
For workmanship concerns
A client is unhappy with recent repair work and wants a neutral assessment of its quality.
Reports and evidence
Every inspection is documented in a written report with photographs. Findings are described in plain language, defects are identified, and practical recommendations are given. Where appropriate, indicative repair guidance is included so that contractor quotes can be compared against an impartial baseline. Reports are delivered within 48 hours.
Limitations
An independent survey is non-destructive and based on visible and accessible evidence. It cannot guarantee identification of every concealed or weather-dependent defect. These limits are recorded honestly in the report.
