Why a separate roof inspection before purchase
A roof is one of the largest potential liabilities on any home. Yet roof condition is often only superficially covered by general property surveys, because a thorough roof assessment requires specialist access, equipment and experience. A dedicated pre-purchase roof survey focuses entirely on the roof, so that a buyer can factor likely roof condition into their purchase decision with clearer information.

Findings, photographs and recommendations
Every finding is documented with high-resolution photographs and described in plain language. The report sets out what was observed, identifies defects where present, and provides practical recommendations. Where appropriate, indicative repair guidance is included so that any cost implications can be weighed against the purchase price.
The aim is to give you a clear, evidence-based picture of likely roof condition — not a sales pitch, and not a vague assurance.
How it complements a broader property survey
A pre-purchase roof survey is not a criticism of building surveyors or RICS professionals. A general building survey addresses the whole property and is an important part of the purchase process. A specialist roof inspection complements that work by concentrating depth and equipment on the roof alone, in the same way that a separate electrical or drainage assessment might be commissioned where particular depth is wanted.
Many buyers find the combination valuable: the building surveyor provides the broad picture, and the specialist roof survey provides the detail on the element most likely to involve significant cost.
Honest limitations
An inspection is non-destructive and based on visible and accessible evidence at the time. Some defects are concealed, only apparent in certain weather, or located in areas that cannot be safely reached. Where access or scope limits what can be assessed, those limits are recorded in the report.
